9.6 CHARACTER ON SURROUNDING AREA

The subject properties are situated in an area that is characterized by mostly industrial and business land uses. The area is completely abandoned at night and is frequently used by vagrants, which create health and security risks. It is not expected that the proposal will have a detrimental effect on the surrounding properties and environment and it is expected to contribute to the upliftment of the Knysna CBD through attracting new business, beatifying the specific area, providing public facilities and positively contributing to needed densification. It is expected that other private land owners in the area will follow suit, once a positive precedent is set. It will also ensure a safer environment where 24hour activities (created by the mixed land uses) will provide natural surveillance to the surroundings and inhabitants.
