9.4 EXISTING LAND USE
The waterfront Industrial area was established as a result of the Timber industry that used to form the heart of the local economy. This industry used to rely on the railway and shipping as the only means of transport. The proximity to the water was therefore essential to the success of the industrial area. Today this is no longer the case. The industrial properties, and its close proximity to the Knysna Lagoon, do not enhance the aesthetic value of the area and are not suitable to such excellent located properties. Although it is recognised that Industrial areas are necessary to realise a sustainable economic growth, it is not believed that the current semi -industrial land uses allow the area to reach its full potential. The value of this land will be unlocked by commercial and residential redevelopment.
