9.3 LOCALITY AND ACCESSIBILITY

The proposed development area is located in the Lower Knysna CBD area, which is an ideal location for higher density development. Densification of the CBD is important to ensure a healthy growth of towns and to accommodate the ever growing population of Knysna while still providing a much needed economic generator. With this proposal a new activity node will be created, which will attract new businesses and will bring visual appealing character to this part of town.

Accessibility to the proposed development, and specifically to the business segment, will be easily reachable from Union and Tide Street, flowing out of Waterfront Drive. The residential component in the proposed development will also be very accessible to all the main functions in Knysna Town, which include places of employment, entertainment and commercial functions.
