7.5 ERF 1331 KNYSNA

The development on Erf 1331 will consist of a basement and three storey’s and will be joined with the development on Erf 2944 on the common boundary, therefore parameters required on Erven 2944 and Erf 1331 are jointly calculated, together with the portion to be purchased, as the three properties will be consolidated (see section 7.3).

Basement: 190 parking spaces, 75 of a mechanical nature, with 115 standard. 61 contained within Erf 1331 (part of basement on Erf 2944 Knysna).

Ground floor: Six retail areas with pool and residents Gym.

First floor and second floor: Ten duplex units and six apartments.

Third floor: Four apartments The aesthetics and building styles of the development on the above three properties will be addressed at building plan approval stage and once reviewed by the Knysna Aesthetics Committee. The proposals will be contemporary in nature but will be constructed using traditional materials and details. It will strive to create a unique precinct with an innovative character to this lower central area of the Knysna CBD.
