7.4 ERF 2944 KNYSNA
The development on Erf 2944 will consist of a basement, three storey’s and a penthouse level and will be joined with the development on Erf 1331 on the common boundary. Parameters required on Erven 2944 and Erf 1331 are jointly calculated, together with the portion applied to be purchased, as the three properties will be consolidated.
Basement: 190 parking spaces, 75 of a mechanical nature, with 115 standard. 129 contained within Erf 2944.

Ground floor: Five retail areas, six offices and a raised deck.
First floor and Second floor: Thirty Eight duplex apartments and a landscaped deck set off a First floor residential street.
Third floor: Nine apartments
It is furthermore applied to buy approximately 1837 square meters of Municipal Land (a portion of Erf 1316 Knysna) east and south of Erven 1331 and 2944 Knysna. (Please refer Annexure G). This land will be consolidated with Erven 1331 and 2944 and will front onto the public park, thereby ensuring a smooth transition between the development area and the proposed public park. This land is also required to regularize the irregular shape of the current property, thereby ensuring a building, which can be more economically and rationally planned.
A summary of parameters allowed and required (Erf 2944 and 1331 Knysna):
Site Area: Erf 2944 Knysna: 3442 square meters + Erf 1331 Knysna: 1738 square meters + 1837 square meters (Erf 1316 Knysna-portion applied to be purchased) = 7017 square meters

The proposal will comply with all parameters required, except height (Please refer sub-section 8)
