7.3 ERF 3556 KNYSNA
The development on Erf 3556 will consist of a basement, three storey’s and a penthouse level.
Basement: Eighty parking (80) spaces, Thirty Six (36) of a mechanical nature. Total car parking provided Eighty Six (86) on site.
Ground floor: Two retail areas, a gym, six offices, three apartments and a courtyard, with seven (7) surface car parking spaces on Tide Road and six (6) spaces on Union St.
First floor: Fifteen apartments and a courtyard.
Second floor: Fifteen apartments.
Third floor: Nine apartments and a roof garden.
It is furthermore applied to alienate/lease approximately 804 square meters of Municipal Land (a portion of Erf 1316 Knysna) east of Erf 3402 Knysna (Please refer Annexure E). It is deemed necessary to obtain this land to provide five (5) additional parking bays to the development but also to provide localized off street public parking to the area as a whole. No physical development will take place on this portion and therefore basic municipal services can still be rendered from this property (a previous application was refused on the basis of that the Municipality requires the property for basic Municipal Services). Necessary servitudes can be registered if required to the satisfaction of Council.

Site Area: Erf 3556 Knysna: 2807 square meters + 804 square meters (Erf 1316 Knysna-portion applied to be purchased) = 3611 square meters (If this land cannot be successfully purchased/leased, parameters will still be in line with what is required except for parking requirements)

The proposal will comply with all parameters required, except height (Please refer sub-section 8)
