6. BRIEF HISTORY OF THE AREA
The waterfront Industrial area established as a result of the Timber industry that used to form the heart of the local economy. This industry used to rely on the railway and shipping as the only means of transport. The proximity to the water was therefore essential to the success of the industrial area.
Today this is no longer the case. Although it is recognised that Industrial areas are necessary to realise a sustainable economic growth, it is not believed that the current semi - industrial land uses allow the area to reach its full potential. The value of this land can be unlocked by commercial and residential re-development. This area is situated close on the lagoon edge, and creates the opportunity to be developed into a very unique precinct with a predominantly high density residential usage, mixed with business uses like offices, retail, restaurants and commercial activities.
Because of the traditional under-utilisation of the area (a trend set by its industrial zoning and large tract of municipal land) this area lends itself to being a pilot scheme for the densification policies as set out by the Provincial Government and the Knysna Lower Central Enhancement Study (prepared by CMAI). Densities should be increased to such a proportion so as to allow a vibrant and trendy area to represent the modern Knysna. The upgrade of the Open Spaces and communal facilities along the lagoon edge and the pedestrianisation of the area would go hand in hand with the redevelopment and densification of the area.
